Policies
Cancellation Policy
Cancellation Policy – Our policy is simple. If we are able to rent your Unit to another party, then we will refund your deposit less a $150 cancellation fee. If we are unable to rent your Unit to another party, then you forfeit your deposit. In most cases we can find another renter if you give us enough notice. Please understand that we have to apply this policy to ALL circumstances (no exceptions) in order to avoid substantial losses. In the unlikely event that a hurricane interrupts your vacation, your deposit will be reimbursed in full or your stay will be prorated. The definition of interrupt is as follows: the Keys are under a hurricane watch or warning within three days of your arrival or any time during your stay.
Smoking - No smoking inside the unit.
Agreement - I have read and understand the rules identified above. Additionally, I understand and accept the fact that the owners of Conch Key Villas shall not be responsible to the Tenant and Tenant’s guest, family, or occupants for any damages, injuries, or losses to person or property caused by fire, flood, water leaks, hail, winds, explosion, smoke, interruption of utilities, theft, burglary, robbery, assault, vandalism, other persons, condition of the Property, or any other occurrences or casualty losses.

10/10 Posted May 2, 2026 This was our second year staying at this condo, and it continues to be absolutely perfect for our needs. The unit is always clean, comfortable, and thoughtfully equipped. The kitchen is especially well stocked with cookware and appliances, including both a Keurig and a traditional drip coffee maker, which we really appreciate.One of our favorite features is how the unit opens directly to the dock. You can literally step right outside and be there. We spent most mornings and evenings on the patio, enjoying meals while watching the sunset, which never gets old.The wildlife right off the dock is incredible. During our stay, we saw manatees, parrot fish, nurse sharks, tarpon, and barracuda. It truly feels like a front-row seat to the beauty of the Keys. We also loved the two friendly outdoor cats who joined us most evenings to watch the sunset.The owners are wonderful to work with, very responsive and helpful, and the housekeeping staff does a great job keeping everything in excellent condition.All in all, this condo feels like our own little slice of paradise. We look forward to returning again next spring.

Posted Jan 11, 2026 Very nice studio unit with a great view of sunsets on the gulf. Well equipped kitchen. Host communicated well and was responsive to a couple of questions. Nicely decorated and updated well. Very comfortable and would recommend.

My husband and I stayed here, it was wonderful. The wildlife was amazing…manatees, nurse sharks, and so many fish right by the dock! The locals were friendly and the time spent was very relaxing!

The weather was perfect, the sunsets beautiful, the location good and the kayaks were a plus. The road traffic was a bit noisy during the day but very quiet and private at night 3/2/2024 at 9:52 PM
